WETHERSPOONS in Largs has revealed plans to extend the premises - and extend onto the promenade.
The plan has been met with anger from the town's community council who say it would have a detrimental impact on the seafront.
The chain has lodged a planning application to create an outdoor seating area made up of ten tables and 20 chairs.
The would be situated in a new part of the pub and would see the premises extended out on to the prom.
The community council already opposed similar plans in May 2017 for an extension on the grounds that it would result in a 'loss of public amenity'.
Original plans had proposed an area with 10 tables and 40 chairs at the same location, however the new proposals have seen the idea brought back in a scaled down application.
However community councillors believe there not enough has been done to see the plans approved.
They told the News that the plans would have an 'adverse' impact on the area and say they will be objecting to council planners.
Community councillor Jim Perman said: "We objected to the original plans and I see no reason why would not object again for the same reasons.
"Essentially what the chain is after is an outdoor smoking area.
"This is certainly not needed on the prom and would have adverse impact on the attractiveness of the area.
"They already have an outdoor seating area on the west side of the building which has an extensive glass partition between it and the promenade which is too enclosed to permit smoking.
"I would suggest if this is what they are after then they use the outdoor area they already have by removing part of the glass partitioning so that it is not enclosed and will be suitable for smokers.
"The area in which they are suggesting is suitable for more seats and tables is at the narrowest and busiest part of the prom.
"It certainly does not need to be blocked by more tables and chairs."
The proposed development would see the prom's public access being reduced by around a metre, with the area enclosed by screens erected by pub bosses.
The community council has submitted a formal objection to the council, who are now in the process of considering the application.
