The asking price for the former Cumbrae Watersports Centre in Millport has been lowered by £100,000.
The former National Watersports Centre, which was built in 1976, had been for sale for offers over £550,000, and used to host a variety of aquatic activities including windsurfing, kayaking, and sailing activities, with professional tuition up until 2021.
Offers of more than £450,000 are now being sought for the property.
Sportscotland’s Barry Fleeting told the News that the the change in value was reflective of market forces - but is hopeful that new bidders will be interested as we come into the spring and summer season.
He said: “We have had some interest, and we did have a preferred purchaser, and that never really got over the line.
"That purchaser has now moved back from their initial offer, and now we have reduced the asking price for it, recognising the market conditions are pretty difficult.
"The market has changed over the course of that year, and we are coming into the period that the site will be pretty attractive for people.
“It is now going for offers over £450,000, which is just under where the market sits – we want to find interest to add value to the island.
"The last thing we want is something lying there derelict as that is not something that would look great for the island.
“It is in a fantastic location with great connectivity to the ferry which is only a nine minute journey and a 50 minute train journey to Glasgow.
"The connectivity is pretty phenomenal – and hopefully someone fancies taking that opportunity.”
The site, which is being marketed by the Galbraith Group, facility has scope for alternative use subject to obtaining necessary consents.
As well as the principal building with potential for conversion or redevelopment, it includes four seven-bedroom residential chalets, each sleeping between 10 to 12 people, three workshop areas, and an extensive yard and open storage.
The former watersports centre is located on the eastern shore of Cumbrae and occupies a landward site extending to approximately 6.80 acres.
The property is located approximately 400m to the south of the ferry slipway.
The accommodation on the ground floor includes a reception area, offices, commercial kitchen, dining hall, classrooms, lounge, gym and toilet facilities.

The foreshore, slipway and jetty are held on separate leases, and there is available land with potential of additional development.
