Agents behind the sale of the popular King's Arm's in West Kilbride have released full details of what's on offer for potential buyers of the business.

The hostelry was listed for sale at the end of April this year, with an asking price of £175,000, which includes fixtures and fittings.

They confirmed a new frontage was planned for the building, in line with North Ayrshire Council's rejuvenation project in the village.

Agents Chris Hart and Co described the business as "an easily run unit ideal for a husband and wife team".

They continued: "The Kings Arms is laid out with a public bar of immense character and charm to the front of the building while at the rear is the lounge/function room.

"In addition to that on the ground floor is a kitchen as well as adequate toilet facilities.

"There is a very large basement providing excellent storage accommodation as well as cellar and spirit store."

They continued: "For many years, The Kings Arms was successfully run under a lease. In August 2023, the owner of the property brought it back in-house and reopened it in September 2023.

"The Kings Arms is probably the oldest pub in West Kilbride and therefore is very well known and popular with the local residents.

"As a local The Kings Arms held many social events for the locals such as music evenings, live entertainment and sporting events.

"Currently the majority of the turnover is derived from wet sales in the popular public bar as the sellers have not had the time to promote and take advantage of the excellent facility of the lounge/function room nor have they made use of the kitchen facilities.

"If this was done by the purchaser a significant increase in the already good turnover could be achieved."

They said the other way that the turnover could be increased would be to trade longer hours as the business is not currently opening all the hours it is allowed to.

Chris Hart and Co added: "As we have indicated earlier this is a bar of immense character created by the bar/gantry being in the centre of the room with fitted upholstered seating, tables and chairs surrounding it all to create a nice cosy warm welcoming atmosphere.

"Equipment includes a pool table, several televisions, a gaming machine and jukebox.

"The good sized Lounge/Function Room is behind the public bar and it has a separate entrance at the rear of the property.

"It is laid out with tables and chairs and has a number of dart lanes, some disco lighting, a dance floor, large screen television as well as an overhead projector and screen.

"There are adequate ladies and gents toilet facilities.. The kitchen is is not being used currently, although it is small it could be utilised to provide bar food and cater for small functions.

"Beneath the bars is a very large basement providing excellent cellarage and the main cellar is refrigerated. In addition there are extensive storage areas as well as a street drop for deliveries and a spirit store."
