AN APPLICATION for a short-term let in Largs has been approved by licensing chiefs after an ongoing roof problem was rectified.
Kelly Burns applied to North Ayrshire Council's licensing committee for a let for a property on Nelson Street.
She revealed that she has a management agreement with the owner of the building.
Miss Burns, who lives in North Yorkshire and is an existing host, revealed that a neighbour helped with cleaning and another cleaner managed the property.
The committee had an objection to the application from a downstairs neighbour who has since passed away and lived in the flat directly below, which has since been taken over by his daughter.
Miss Burns said: “There was a sewage problem and my toilet got blocked with wet wipes, which got stuck in the cast iron pipe. I had someone attend the property straight away and the water was turned off and sewage stopped leaking down.
“I came to the flat within a couple of days and Dyno-rod came out the same evening but did not fix it and on the Monday or Tuesday, another person came out, it was cleaned out and the pipes were checked.
“I had the roof fixed when I came into the property and was a latecomer in awareness of what was going on with it.
“The management company were responsible for helping everyone get the roof fixed, we paid a portion of the money.
“There was a bad choice of which roofer we went with and did not go with the one the factor recommended."
She added: “Since the roof was done there were leaks and there were discrepancies around the dormer as to whether it was properly flashed. I alerted the roofer and factor at the time that there were leaks and there wasn’t any flashing. It has been an ongoing issue.
“I was told by the complainant who has passed away that because I had some work done on the dormer, the guarantee on the roof was now invalid and I was at a crossroads as to what to do.
“A roofer told me the flashing was not at the right angle and someone was coming to see me on Wednesday.
“I am not comfortable with taking on the cost of the whole roof.
“Communication between me and the downstairs neighbour has broken down. But the gable ends still need fixing, the chimney still needs fixing and the dormer flashing needs addressing.”
Miss Burns said she advertised the property on Airbnb and she had been up regularly maintaining the property as well as organising waste.
An inspection has been done by the private sector team and the environmental health department had been involved due to the issues with the flat below.
Cllr Cameron Inglis put forwarded the motion suggesting the application could be granted on the proviso that neighbour communication was re-established.
